Background

As the old saying goes, your home is your castle. Unfortunately, these days too many castles are under attack. In Florida, as in several other states, foreclosures have taken on epidemic proportions.

In days past, foreclosures were relatively rare and the foreclosed homeowner was typically viewed as a “deadbeat". Today, however, more often than not, homeowners are finding themselves in foreclosure for reasons totally out of their control. Naturally a certain portion of the foreclosure cases are due to job loss and illness.  Today however you also have something that has never been seen before in the home mortgage business because over the last 6 to 8 years home mortgages became much more than a simple transaction between the homeowner and the bank.  Hungry securities investors, eager to invest in home mortgages, created a situation resulting in a severe shortage of mortgages to satisfy the appetites of these investors.  As a result, many creative mortgage programs were created so that more mortgages could be sold.  Unfortunately, in many situations, the details of the mortgage programs were not adequately explained to the homeowner if they were explained at all. The positives of these programs were embellished and the negatives were ignored or misstated. Frequently homeowners ended up with mortgages that were totally different from what they sought or thought that they were getting.

In summary, many homeowners entered into mortgages that they never would have entered into had they known all of the facts. It is these homeowners that are the new faces of the “deadbeat” homeowner. It is these homeowners - good, honest people - who were taken advantage of by a system fueled by greed, that are now being threatened with the loss of their homes.
